If a landlord withholds your deposit without cause, a clear paper trail and a written demand usually resolve it before court.

   Handover protocol

   At move-out, complete a dated protocol and take photographs of the flat's condition.

   Settle the accounts

   Confirm no rent or utilities are outstanding, so the landlord has no valid deduction.

   Send a written request for the deposit, with a deadline, ideally by registered post or data box.
